Rental Property Accounting
I need someone to clean up some rental property accounting for me. Ironically I went to school for it but I am too busy running my day to day business and I have in the past categorized all transactions using bank accounts dedicated to each property. I do have one bank account for one entity which holds about 6-7 properties in it, so we'd have to figure out a way to categorize those transactions. Some are self explanatory if you look at last years excel file, some are obviousl like lender payments or most income comes from apartments.com, I created a table and drop down categories for various income statement accounts and balance sheet accounts. The balance sheet work was done manually before.
I'd like someone to do something similar and input it all into Sage. I think the best course of action is to take the year end 2023 balances and taxes and use the balance sheet from that along with all the checking account transactions from 2024 to get us up to date. I'd like someone to reconcile and close 2024 in whole and then get me back up to speed this year.
My main company has Sage InAcct, so I need someone with experience working in InAcct and my controller will give you access. You will need to setup a few new entities/companies in the software as well, although he has a few of them setup already with some transactions from related companies already posted.
So, basically looking for a cleanup person for a few weeks. I expect there to be a handful of zoom calls or phone calls with myself, my wife (managed all properties before) and my current property manager who works on staff.
Our current accounting team is too backed up to get caught up, but thinks they can handle the transaction volume going forward if we can get this caught up, clean and reconciled.
